Case Study: Lodging

Hyatt Place/Hyatt House Indianapolis

Located immediately across the street from Bankers’ Life Fieldhouse on two underutilized surface parking lots, the project requirements dictated the design of the hotel and garage satisfy the needs of multiple stakeholders, including Hyatt, neighboring property owners, and the City of Indianapolis. In addition to the 186 key Hyatt Place and 130 key Hyatt House Hotels, which shared a common second floor lobby, front desk, elevators, back of house, and meeting space, the project’s program included the creation of two parking garages, a 311 space above-ground public parking garage, and a 69 space subsurface parking garage exclusively serving an adjacent residential property owner. The decision to locate the lobby on the second floor allowed for two third party restaurant tenants to occupy the ground floor, while providing effective flow between the shared front desk, meeting rooms, and back of house spaces.

Both the hotel and the garage were constructed of poured in place concrete with a brick and metal panel façade as required by the Indianapolis Historic Preservation Commission, relates well to neighboring properties in the historic Wholesale District. Construction of the project was completed on time and on budget in March 2019. F.A. Wilhelm served as the design builder and Ratio Architects served as the architect of record, with HCI Architecture completing schematic design drawings.
